Maintenance Supervisor

Overview

In this role, you will lead property maintenance operations at The Palmer in San Juan Capistrano, California. You will oversee all aspects of physical plant upkeep, safety, and unit turnarounds while managing day-to-day expenditures, purchasing systems, and external vendor contracts to ensure the community remains in premier condition.

Responsibilities

• Supervise and schedule service team members and third-party vendors to complete maintenance and grounds work on time and to company standards.
• Manage the property's purchase order system, control maintenance budgets, and negotiate service contracts to minimize operating expenses.
• Inspect property grounds, building structures, stairs, stucco, and common amenities daily to maintain high safety and aesthetic standards.
• Coordinate turnover vendors and monitor the progress of unit prep to ensure timely move-in readiness.
• Conduct move-out walk-through inspections alongside property staff and residents as needed.
