Overview
In this role, you will be a vital member of the on-site team at River Bend Place Apartments, responsible for the overall physical condition and safety of the property. You will handle a diverse range of tasks including general repairs, apartment turnovers, and grounds upkeep to ensure a high standard of living for all residents. Reporting directly to the Property Manager, you will act as a key point of contact for technical maintenance issues and work order fulfillment. You will work within a professional non-profit environment that focuses on affordable housing preservation. Your day-to-day will involve utilizing technical expertise in building trades while managing documentation through the Yardi software system. This position requires you to be proactive in identifying potential hazards and maintaining the aesthetic appeal of the community through consistent preventative maintenance and seasonal care.
Responsibilities
- Execute general property repairs including carpentry, painting, minor plumbing, and electrical work.
- Manage and document all maintenance activities and work orders using the Yardi software system.
- Perform full apartment turnovers involving cleaning, repairs, and bed bug treatments to prepare units for new residents.
- Maintain the exterior grounds by performing lawn care, shrubbery maintenance, and trash removal.
- Conduct triannual unit inspections alongside the Property Manager to assess property condition.
- Respond to emergency on-call maintenance requests and complete necessary incident reports.
- Operate and maintain various equipment including power tools, snowblowers, and lawnmowers.
Qualifications
- You must have a high school diploma or an equivalent educational credential.
- You need at least two years of professional experience in skilled maintenance work.
- You must possess a valid driver license and the ability to travel locally between properties.
- You must have the physical capability to lift up to 100 pounds and work in uncomfortable positions for repairs.
- You need proficiency in using computers for email, timesheets, and maintenance software.
Nice to have
- Technical training or certification in a specific building trade is highly preferred.
- Prior experience working with affordable housing regulations or Fair Housing laws is a plus.
- Bilingual communication skills or experience working with diverse populations is beneficial.
Work environment
- This is an on-site position located at a residential apartment complex in Ontario, Oregon.
- You will work in both indoor building environments and outdoor spaces subject to seasonal weather conditions.
- The role offers a flexible schedule option, such as four 10-hour days, after an initial 90-day probationary period.
- You will participate in a collaborative team environment with negligible travel required only for local errands.
