Luxury Residential Construction Project Director

Overview

Responsibilities

• Direct all phases of construction from initial groundbreaking through to final client handover and occupancy.
• Manage multi-million dollar project budgets to ensure financial targets and contingency plans are maintained.
• Coordinate between architects, interior designers, and specialist consultants to resolve complex design and engineering conflicts.
• Negotiate contracts and manage relationships with high-end subcontractors and artisanal material suppliers.
• Enforce rigorous quality control standards to ensure the finished product meets ultra-prime luxury specifications.
• Oversee site health and safety compliance and obtain all necessary municipal permits and inspections.
• Provide regular executive-level reporting on project milestones, financial health, and potential risk factors.

Qualifications

• A bachelor or master degree in civil engineering, construction management, or architecture is essential.
• Extensive experience managing high-end residential projects with budgets exceeding ten million dollars is required.
• Advanced proficiency in project management software such as Procore or Primavera P6 is necessary.
• Deep knowledge of local building codes, zoning laws, and high-end construction materials is mandatory.
• Proven track record of managing large multidisciplinary teams and specialist trade contractors.
• Strong financial literacy regarding cost estimation, cash flow analysis, and contract law.
