Building Science & IAQ Consultant
Experts who diagnose building performance issues to optimize indoor air quality and energy efficiency.
Overview
The daily work of a Building Science and IAQ Consultant involves a blend of technical forensic investigation and data-driven analysis. These experts spend significant time on-site using diagnostic tools such as infrared cameras, moisture meters, and air sampling equipment to identify the root causes of poor air quality or structural inefficiency. This physical investigation is balanced by rigorous office-based work where environmental data is modeled and technical reports are drafted to provide actionable remediation strategies for clients.
Success in this field requires a methodical mindset and an ability to synthesize disparate information from mechanical systems, chemistry, and structural physics. The rhythm of the role is often dictated by project-based cycles, shifting from urgent indoor health crises to long-term sustainability planning for new developments. Professionals who thrive in this environment are generally those who enjoy complex problem-solving and possess the technical communication skills necessary to translate scientific findings into practical construction or maintenance advice.
Responsibilities
- Conduct comprehensive building envelope inspections to identify thermal bridging and moisture intrusion points.
- Analyze indoor air samples for volatile organic compounds, mold spores, and other hazardous particulates.
- Evaluate the performance of heating, ventilation, and air conditioning systems to ensure adequate outdoor air exchange.
- Develop detailed remediation protocols for buildings affected by environmental contaminants or structural failures.
- Review architectural blueprints and specifications to provide proactive recommendations for moisture management and energy performance.
- Utilize energy modeling software to predict and optimize the long-term environmental impact of building designs.
Qualifications
- A bachelor degree in building science, mechanical engineering, architecture, or environmental science is standard.
- Professional certification such as the Council-certified Indoor Environmental Consultant (CIEC) designation.
- Extensive experience with diagnostic equipment including manometers, thermal imagers, and gas detection meters.
- Strong technical writing skills for the production of forensic investigation reports and compliance documentation.
- Thorough knowledge of ASHRAE standards and local building codes related to ventilation and energy.
- Valid driver license for frequent travel to various project sites and building locations.
Nice to have
- A master degree in a specialized field such as industrial hygiene or building physics.
- Professional Engineer (PE) or Registered Architect (RA) license.
- Experience with advanced building information modeling (BIM) and computational fluid dynamics (CFD) software.
Work environment
- Work is split between outdoor construction sites, industrial facilities, and climate-controlled office settings.
- Regular travel is required to conduct on-site assessments and meet with various stakeholders.
- Protective equipment such as respirators, hard hats, and safety vests are frequently used during site visits.
- Standard full-time hours are common, though emergency air quality investigations may require occasional overtime.
- Collaboration involves frequent interaction with facility managers, contractors, and public health officials.
Benefits & growth
- Compensation often includes a base salary supplemented by performance bonuses or billable hour incentives.
- Career progression typically leads to senior principal roles or directorships within environmental consulting firms.
- Employers frequently fund ongoing continuing education units required to maintain professional certifications.
- Opportunities for specialization exist in niche areas such as laboratory design, hospital ventilation, or green building certification.
